The room doesn’t change between tiers: the private jacuzzi suite is bundled into all of them, which is where the pricing is really coming from.
That’s a different model to most of Soi 22, where the cheap tier means a cheap room. Here the floor is the suite and the variable is the girl.
The read
Luxe is priced at the top of the soi and it is a long way from the cheapest hour on Sukhumvit — ฿4,000 for sixty minutes is roughly double what a standard Soi 22 room asks. The suite-in-every-tier policy is a real point of difference, and the two-round 90-minute at ฿5,000–6,500 is where the maths starts to work. The 60-minute entry is the weak buy: same suite, half the session, and you are still paying a premium for it.
It is also a young shop with a short track record, and at this price the burden of proof runs higher, not lower. If you are spending ฿5,000-plus, take the 90-minute and pick the tier deliberately rather than letting reception pick for you.
