The Landmark is the shortest walk to Nana Plaza of any five-star in Bangkok — two minutes, straight down Sukhumvit — and it knows exactly who it is selling to. This is a hotel that runs its own marketing pages targeting the phrase “guest friendly hotels nana plaza”. It is also the only hotel on this site whose written policy and reported practice pull in opposite directions hard enough to be worth its own section. Both versions are true, and you should know both before you check in.

Two minutes from the plaza, and that is the whole argument

138 Sukhumvit Road, sitting on top of Landmark Plaza between Soi 4 (Nana) and Soi 6. BTS Nana is a two-minute walk and so is the plaza gate. Soi 11 is about six minutes. Asok and Terminal 21 are ten, Soi Cowboy about fifteen.

That location is not merely convenient, it is measurably the hotel’s best feature: guests score it 9.3/10 on Booking and 4.7/5 on TripAdvisor, its two highest marks alongside staff. Nothing else in this price bracket puts you that close to the gate.

The flip side arrives at night. Sukhumvit-facing rooms take street and bar noise, and soundproofing is called out as weak even on high floors — one May 2026 guest reported the room “noisy at midnight on the Sukhumvit street side”. Ask for a room away from Sukhumvit if you plan to sleep before 3am.

The written rule, what actually happens, and the catch

Every guest-friendly directory states the Landmark position flatly: “No Joiner Fee: Visitors can stay overnight free.” That is not what the hotel says. In its own words, the FAQ carries exactly two relevant lines: “Visitors are kindly requested to register at the Front Desk before entering guest room areas” and “There is no additional charge for double occupancy rooms.” The hotel has never published “no joiner fee” anywhere on its main site. What it has published is a registration requirement.

The directories add the detail the hotel leaves out. The version quoted from the hotel by guestfriendlyhotels.asia is: “We highly recommend you to bring your visitors to register or leave his/her ID Cards with our Security Team before entering the room.” Note who that names — the Security Team, not reception.

Now the practice. Regulars are unambiguous. A bangkok-addicts poster: “I stay at the Landmark every trip and never had any issues bringing girls back.” The most operationally specific account anywhere, from a traveller answering the joiner question directly, describes a security officer in the lobby from about 9pm onwards, “checking if the lady is suitably dressed, and if not, he will request her to leave her ID card at the reception”. If she arrives alone, reception will ring your room to ask whether you want to come down and meet her.

So this is not a hotel that ignores who walks in. It is a hotel that looks, and then processes rather than refuses. Arrive together, dressed for a five-star lobby, and it is a non-event.

The catch worth actual money. The same detailed account is the only source anywhere that describes a chargeable scenario: if your guest stays on to “join for breakfast and enjoy with you the free of charge happy hour and other special facilities… you pay a small all-in fee”. And a separate source states the waiver is “valid for booking through hotel website only”. We could not verify that second claim and the hotel does not publish it — but it is the kind of clause that only ever surfaces at checkout, and booking direct costs you nothing to be safe.

The honest summary: a visitor is free, a second person living off the room’s inclusions may not be. Nobody else writes that down.

Rooms and what you pay

Entry is the Premium Room at 30 sq m from around ฿4,300. The one worth the upgrade is the Premium Corner Room at 40 sq m — two walls of glass instead of one, and a materially better room to spend time in. Above that sit the Deluxe Suite at 50 sq m and the Executive Suite at 80 sq m.

The Club floors add a 31st-floor lounge with breakfast, evening cocktails and canapés from 17:30, VIP check-in and late checkout to 16:00. Guests rate the lounge’s view and drinks highly and its evening food poorly — the canapés draw specific criticism for being generic and un-Thai.

Value is the lowest guest subscore at 8.3/10, against 9.3 for both location and staff. That gap is the review in one number: you are paying five-star rates on a 1987 building whose last full room renovation was 2017.

What it is not good for

The rooms are clean and dated, not dated-and-charming. Nine years on from the refit, guests describe them as “old but clean”. Bathroom drainage is a specific and repeating defect — shower trays overflow onto the floor regardless of how carefully you close the cubicle, and it appears often enough across reviews to be a design fault rather than bad luck.

There is no gym in the hotel. Fitness First vacated Landmark Plaza and guests are now sent to Anytime Fitness across Sukhumvit, which the hotel’s own wording calls “a short 3 minute walk door to door”. The homepage and several booking sites still advertise an on-site gym; that listing is stale. Management has said it hopes to have something in-house during 2026.

The 9th-floor pool, jacuzzi and sundeck are the least-renovated part of the building — visibly so as of June 2026, with no view to compensate. Corridors and lifts lag the refurbished public areas.

One practical warning for anyone travelling two-up: billing disputes recur, specifically over extra-bed fees and minibar items guests say they never touched. Check the folio before you sign it.

Four out of five. The location is genuinely unmatched at this level and the service is excellent and consistent. It loses a point for charging five-star money while the pool deck is tired, the gym is in another building, and the showers flood.

Which room should you book at The Landmark?

The Premium Corner Room at 40 sq m — glass on two sides makes it a much better room than the 30 sq m Premium for a modest step up. Whatever you book, ask for a room away from the Sukhumvit side unless you want the street noise.
