Staying a Month in Bangkok: What It Costs, and the 30-Day Rule That Decides Everything

Everyone arrives at the same question after their second trip: what would a month here actually cost? The answers you find are all headline rents that turn out to exclude the bills. But the thing that really shapes your options is not price at all — it is a single line in Thai law that says accommodation under 30 days is legally a hotel. That rule explains why landlords keep saying no to you, why serviced apartments all start at “monthly”, and why a cheap condo booking can leave you standing in a lobby with your luggage.

Checked August 2026. Monthly figures are what the properties themselves publish. Where a rate comes from a listings portal rather than the operator, we say so — those are frequently private owners inside the building rather than the operator’s own product.

The 30-day rule, and why the risk lands on you

Under Thailand’s Hotel Act, any property offering accommodation for under 30 days is legally a hotel and needs a licence. Leases of 30 days or more fall outside the Act entirely. A 2022 Land Department directive reaffirmed that condominiums are residential-only, which effectively bans daily condo rentals.

Almost every quirk in this market falls out of that one rule. It is why agents insist on a 30-day minimum. It is why serviced apartments pitch “monthly” as their entry product. And it is why a condo owner who cheerfully takes your three-week booking is breaking the law.

Here is the part that matters to you rather than to them. Penalties run to ฿50,000 plus up to ฿5,000 for every day the breach continues, and a live listing on Airbnb or Booking.com is treated by enforcement as evidence in itself. Enforcement is not theoretical — a luxury Sathorn condo was raided in February 2025 after resident complaints, and in March 2025 officers made undercover bookings in Pratunam, then inspected and arrested the operators.

But the everyday version is duller and more likely: a building’s juristic office can simply refuse to let a sub-30-day guest through the door. The owner is elsewhere. You are the one in the lobby with the bags. Landed houses and villas are a partial exception; condos are not.

The rule to actually follow: Book 30 nights or more, or book something that is legally a hotel. A 21-night condo booking is the one option here with a failure mode that ruins your trip rather than just costing you money.

Why landlords refuse a one-month lease — the real reason

Forum users report constantly that they cannot get a one-month condo let, and usually blame Thai landlords for being difficult. That is not it.

Two separate forces are at work. The legal floor above sets 30 days as the minimum that is not a hotel. And then pure commercials: the default Bangkok condo lease is twelve months, some owners will do six, and a letting agent earns so little on a one-month deal that the segment simply is not serviced. One month is legal — it is just commercially unattractive, which is why you get politely declined rather than prosecuted.

When you do sign, expect the standard terms: two months’ deposit plus one month’s rent in advance, and utilities almost never included. Electricity is billed per unit on top of rent — one Sukhumvit serviced apartment quotes ฿7 a unit. That single line is the biggest reason a headline condo rent looks cheaper than a serviced apartment and then turns out not to be.

What a month actually costs, by area

Serviced-apartment monthly bands run from about ฿18,000 a month at standard grade to around ฿100,000 at the luxury end. By area, the monthly spread looks like this:

The properties that actually publish a monthly rate

Most do not, which is itself worth knowing — the sector prices on enquiry. These three do:

The four options, honestly compared

The right answer depends almost entirely on how long you are staying and how much you care about the bills being predictable.

Two booking mechanics worth knowing

Booking direct usually beats the online rate for a long stay, and by more than you would expect. Regulars report getting a one-bedroom for around USD 85 a night by phoning or emailing rather than clicking. The reason is simple: for a 30-night booking the hotel saves a fifth of the whole stay in commission, and there is room in that to make you an offer nobody is allowed to publish. Email the reservations address with your dates and ask for their long-stay rate — that phrase, specifically.

Agoda’s long-stay discount is real but conditional. Agoda takes bookings up to 90 days, and the long-stay rate is something individual hotels opt into rather than a platform-wide guarantee. You will see “30% off stays over 28 days” quoted in a lot of places — that figure comes from an invitation email Agoda sends to hoteliers, not from any promise to guests. Treat it as a thing to look for, not a discount you are owed.

Where to actually stay for a month, if nightlife is the point

Working from the verified list rather than from the brochures:

  • Adelphi Suites, Soi 8 — the best-placed option on this page. Two minutes to Nana BTS, eight to the plaza, and its one-bedrooms have a kitchen and a washer/dryer. Book a one-bedroom rather than a studio: studios have connecting doors to the next studio and no laundry, which is the single most expensive booking mistake here.
  • Fraser Suites Sukhumvit, Soi 11 — 185 serviced residences physically on the Soi 11 strip, with both the Nana and Asok ends walkable. Studios from 46 sq m. No monthly rate published; ask.
  • Centre Point Sukhumvit 10 — about 160 residences from studio to three-bedroom, and the balcony suites are the best outdoor space you can get this close to Nana. Seven minutes to the plaza.
  • Citadines Sukhumvit 8, 11, 16 and 23 — the Ascott group’s cluster sits exactly across the sois you want, and long stay is their core business rather than a sideline.
  • Kokotel Sukhumvit 50 — if the budget is the constraint. ฿36,000 a month is the cheapest published rate we found, but it is On Nut, so you are commuting to the nightlife rather than walking to it.

Three we checked that do not belong on a monthly list

Included because being told what to cross off saves you the emails.

HOP INN Bangkok Onnut — a perfectly good 128-room budget hotel by the BTS, but it has no monthly product at all. It appears on long-stay lists anyway, and it should not.

The Bless Hotel & Residence, Soi 33 — calls itself “Luxury Hotel & Serviced Apartments” and has “Residence” in the name, but publishes no monthly rate, long-stay package or extended-stay terms that we could find.

Cross Vibe Bangkok Sukhumvit, Soi 52 — has Residence room types that imply a long-stay product, but again no published monthly rate. Note it also rebranded: it was X2 Vibe, and some booking sites still carry the old slug.

Frequently Asked Questions

How much does it cost to stay a month in Bangkok?

Realistically ฿36,000–84,000 a month for a serviced apartment in the sois near the nightlife, all in. The cheapest published rate we found is Kokotel Sukhumvit 50 at ฿36,000; GM Serviced Apartment on Soi 20 lists one-bedrooms from ฿50,000 excluding utilities; MUU in Thonglor is ฿84,000 fully inclusive. Condo rentals are cheaper per square metre but realistically need a six- or twelve-month lease.

Why won’t Bangkok landlords rent for one month?

Two reasons, and neither is obstinacy. Under the Hotel Act, letting for under 30 days makes a property legally a hotel requiring a licence, so 30 days is the floor. Above that it is commercial: the default lease is twelve months, agents earn very little on a one-month deal, and so nobody services that segment. One month is legal but unattractive to the people who would have to arrange it.

Is Airbnb legal in Bangkok?

For 30 nights or more, yes. Under 30 nights in a condominium it is not — a 2022 Land Department directive confirmed condos are residential-only. Enforcement is real: raids and undercover bookings led to arrests in 2025. The practical risk falls on the guest, because a building’s juristic office can simply refuse to let a short-stay guest in. Book 30+ nights or book a licensed hotel.

Is a serviced apartment or a hotel better for a month?

A serviced apartment, in most cases. You get a kitchen, laundry and considerably more space, and utilities are usually bundled so the quoted number is what you pay. A hotel monthly rate wins only if you want zero admin, full housekeeping and the freedom to leave early.

Should you book a long stay direct or online?

Direct, and it is worth the email. On a 30-night booking the hotel saves roughly a fifth of the total in platform commission, and there is room in that for an offer they are not permitted to publish. Email reservations with your dates and ask specifically for their long-stay rate.
